Previous CAHDA Talks

CAHDA Talks is a round-table discussion with housing who's who, relevant, real, and just for you. CAHDA Talks is a small-invite only series for industry experts discussing various topics related to Affordable Housing and Permanent Supportive Housing. They are meant to be informative and provide a fluid conversation amongst members the development community. Each CAHDA Talks is centered around a singular theme. From the theme, we carefully select a panel of knowledgeable speakers to share their experience as well as critical information about their role in the industry.

The ultimate goal of CAHDA Talks is to incite a dialogue between differing actors in the realm of affordable housing. It is through mindful conversation and collaboration that we can advance much-needed affordable housing projects in an efficient and timely manner throughout California.

CAHDA Talks: Acuity

The subject of the first round of CAHDA Talks was "acuity," which is a classification of tenancy referred by the County of Los Angeles to HHH projects with Permanent Supportive Housing. During this talk, we detailed how acuity financially affects developers who are seeking HHH funds. Our speakers included Anita Nelson from SRO Housing, Jonathan Sanabria, LAHSA/CES Matching System, Lisa Garcia from Kedren Community Health Center, Director of Adult Services, Christin Doyle from DHS, the Program Manager for Housing for Health-ICMS Services Funding. SPEAKER LISA GARCIA OF KEDREN COMMUNITY HEALTH CENTER

Acuity speaks to the severity of a presenting issue. In the case of an evidence-informed common assessment tool like the SPDAT, acuity is expressed as a number with a higher number representing more complex, co-occurring issues that are likely to impact overall housing stability.

As provided by the Los Angeles Department of Human Services, for more information about acuity as it relates to funding for developers, reference the presentation below. It contains a plethora of information about ICMS and their role in permanent supportive housing. CAHDA TALKS: THE SKYROCKETING COSTS OF AFFORDABLE HOUSING

Our second CAHDA Talks, which took place on August 15th, explored the theme of the Skyrocketing Costs of Affordable Housing. We had four excellent speakers who shared their expertise in the field and made suggestions for our members; the speaker panel included:

  • Tania Boysen, President & Director of Construction Management Services, Primus Building Solutions

  • Aaron Wooler, Managing Director of West Coast Operations, Hunt Real Estate Capital

  • Daniel Falcon, Managing Director of the Greater Los Angeles Region, McCormack Baron Salazar

  • John Egan, Principal & Architect, Egan | Simon Architecture

Following an in-depth introduction by each of our speakers and the best practices they have used to cut costs that affects the bottom line of developers, we entered an open discussion in which attendees shared their experiences, explored solutions, and proposed innovations to the industry.

The conversation struck up some interesting questions around the issues of overregulation by cities and counties, the lack of sufficient funding, high labor costs from unions, and the feasibility of modular building. CAHDA TALKS: FINANCING DEVELOPMENT AMIDST COMPETITION

Our third CAHDA Talks, which took place on November 22nd, addressed financing affordable housing projects amidst competition. As CDLAC enters the competitive rounds for the first time in 12 years, many affordable housing developers fear that projects will not receive funding, regardless of the quality of an application. Our speakers gave CAHDA Talks Attendees inside tips on how to develop a competitive application and secure funding for their projects this round. The speakers also addressed any changes in regulations and how that will affect developers during the application process.

The speaker panel included:

  • Anthony Stubbs, Financial Advisor, California Municipal Finance Authority

  • Justin Cooper, Partner, Orrick Herrington & Sutcliffe

Following an in-depth introduction by each of our speakers as well as a brief Q&A, we entered an open discussion in which attendees expressed their experiences with bond financing and inquired about developing competitive applications for their projects.


VIRTUAL CAHDA TALKS WITH CO-HOST GREYSTEEL: THE LATEST ON CDLAC AND TCAC

We hosted a CAHDA Talks with co-host Greysteel about the latest on CDLAC and TCAC on May 12th from 9:30 am to 11:00 am, which included changes as a result of COVID-19 as well as proposed alternative definitions.

The speaker panel included:

VIRTUAL CAHDA TALKS WITH CO-HOST GREYSTEEL: THE IMPACT OF COVID-19 ON AFFORDABLE HOUSING OPERATIONS

We hosted a CAHDA Talks with co-host Greysteel about the latest on CDLAC and TCAC on May 20th from 9:30 am to 11:00 am, which asked the expert opinion of leading principals in the affordable housing industry about how COVID-19 has impacted operations and cash flow. Their discussion addressed deferred payments, measures taken to ensure the health of tenants and employees, and methods of property management that ensure effective operations in the current situation.

The speaker panel included:

  • Srinivas Yalamanchili, Principal, Positive Investments, Inc.


END OF SESSION HAPPY HOUR

CAHDA’s End of Session Happy Hour was a huge success, with over 60 attendees including developers, attorneys, city, county, and state elected officials, non-profit organizations, department administrators, banks, bond issuers, consultants, and many more. The event included a panel of elected officials who spoke briefly about housing policy as well as future opportunities for legislation. The panel included the following speakers:

  • California State Senator Lena Gonzalez

  • California Assemblymember Reginald Byron Jones-Sawyer

  • California State Deputy Treasurer Jovan Agee

  • Long Beach City Councilman Rex Richardson

The primary objective of the End of Session Happy Hour was to provide experts from different sectors that are critical to affordable housing development to directly provide feedback to legislators on the bills passed during the 2019 Session and give recommendations on policies they should consider in January. Special thanks to our excellent panel for spurring a great discussion about affordable housing!


CAHDA AFFORDABLE HOUSING SYMPOSIUM

The CAHDA Affordable Housing Symposium is a large-scale speaker driven event with elected officials, affordable housing developers, and funding agencies.

The primary purpose of the CAHDA Affordable Housing Symposium is to inform members about the issues surrounding affordable housing through in-depth presentations by speakers from various subsects of the industry. This can include elected officials reporting key findings about the status of affordable housing and homelessness in California, affordable housing developers, city, county, and state personnel, architects, and affordable housing advocacy and outreach groups.

The CAHDA Affordable Housing Symposium successfully brought together affordable housing developers and leading figures in the field for a discussion on issues pertaining to affordable housing.

The CAHDA Affordable Housing’s key speakers are as follows:

  • Fiona Ma, Board of Equalization

  • Peter Lynn, Executive Director of Los Angeles Homeless Services Authority

  • Anthony Rendon, Speaker of the Assembly

  • Tommy Newman, Director of Public Affairs for United Way

  • Vanessa Delgado, State Senator

  • Andy Meyers, CEO and Owner of Shangri-La Construction

The event started with a presentation about the current state of affordable housing, followed by a discussion and Q&A with the panel, and ended with Peter Lynn addressing the state of homelessness in Los Angeles and California as a whole.

A special thanks to our keynote speakers Fiona Ma, Board of Equalization, and Peter Lynn, Executive Director of the Los Angeles Homeless Service Authorities.

CAHDA would also like to give a big thank you to our panelist speakers: Anthony Rendon, State Senator Vanessa Delgado, Tommy Newman Director of Public Affairs of United Way, and Andy Meyers CEO of Shangri-La Construction.
